Dubai Creative Park is GulfALTS’ planned 500,000 sq ft wellness and fitness destination in Al Quoz, where Club 15 is already operational. For readers comparing gyms near Armani Residences, that means distinguishing nearby operating studios from an operational club within a wider destination under development. GulfALTS’ commercial developer-operator perspective focuses on how these different formats serve operators, tenants and their surrounding districts.

Key Takeaways

• Four operating Downtown options. The article lists four operating gyms near Armani Residences alongside operational Club 15 in Al Quoz and planned Ox Fitness.
• Same-building access. The Burj Club occupies levels 1-2 of Burj Khalifa, the same building as Armani Residences, and opens daily.
• Women-only training. BODIFY Downtown Dubai is a women-only studio in Al Manzil District, Yansoon 9.
• Personal training locations. Roar Fitness Dubai Downtown and TOPSTRETCHING Downtown both offer personal training at separate Level 2 addresses within Burj Vista.
• Operational Al Quoz facilities. GulfALTS’ Club 15 at Dubai Creative Park includes three basketball courts, seven padel courts and a 25 m semi-Olympic pool.
• Workplace-focused plans. Ox Fitness is planned as a tenant amenity within GulfALTS’ business park rather than a neighbourhood gym near Armani Residences.

The list below covers four operating gyms near Armani Residences, alongside two GulfALTS clubs at separate destinations: Club 15 in Al Quoz and the planned Ox Fitness. These options differ in scale and focus, from a women-only studio to a club combining gym training, court sports, swimming and recovery.

Top 6 Gyms near Armani Residences

1. Club 15 at Dubai Creative Park

Club 15 is GulfALTS’ own operational club inside Dubai Creative Park, its 500,000 sq ft wellness and fitness destination in Al Quoz. The club combines a two-floor gym and rooftop gym with three basketball courts, seven padel courts and a 25 m semi-Olympic pool.

Club 15 also offers Reformer Pilates and studio training, plus recovery facilities including a sauna, infrared sauna, ice bath, Jacuzzi and Normatec.

2. Ox Fitness at Dubai Fintech District

Ox Fitness is set to open as a premium fitness club inside GulfALTS’ business park. Planned as a tenant amenity, Ox Fitness will add a gym to the workplace setting rather than operate as a neighbourhood gym near Armani Residences.

3. BODIFY Downtown Dubai

BODIFY Downtown Dubai operates as a women-only fitness studio at Al Manzil District, Yansoon 9, Sheikh Mohammed bin Rashid Boulevard, Dubai. Its Downtown branch offers a variety of programmes for women, distinguishing it from the other gyms in this selection.

4. Roar Fitness Dubai Downtown

At Burj Vista, Roar Fitness Dubai Downtown operates at Retail Parking, Level 2, Retail 03, Sheikh Mohammed bin Rashid Boulevard. Personal training is an offering at this Downtown gym for operators assessing the mix of gyms near Armani Residences.

5. TOPSTRETCHING Downtown

TOPSTRETCHING Downtown occupies Level 2, Tower 2, Burj Vista, Sheikh Mohammed bin Rashid Boulevard. This operating Downtown venue offers personal training, with a different address within Burj Vista from Roar Fitness Dubai Downtown. For operators assessing the area's fitness provision, it represents another personal-training offering within the same development rather than a separate neighbourhood.

6. The Burj Club

The Burj Club sits within Burj Khalifa, the same building as Armani Residences, at 1 Mohammed Bin Rashid Boulevard, levels 1-2, Downtown Dubai. Open daily, it offers aerobics, cycling, strength training and high-intensity training, alongside locker rooms and steam facilities. Its combination of training options and in-building location distinguishes it from the Boulevard addresses elsewhere in this list.

Comparing Downtown Facilities and GulfALTS Destinations

A comparison of gyms near Armani Residences should separate immediate Downtown options from operational Club 15 in Al Quoz and planned Ox Fitness.

• Location first: The Burj Club shares Armani Residences’ building, while BODIFY Downtown Dubai operates in Al Manzil District. Roar Fitness Dubai Downtown and TOPSTRETCHING Downtown occupy separate addresses within Burj Vista. For commercial comparisons, this distinguishes in-building provision from fitness businesses serving the surrounding Downtown district.
• Audience and training focus: BODIFY Downtown Dubai is the women-only studio option, making audience a useful first filter for operators comparing formats. Roar Fitness Dubai Downtown and TOPSTRETCHING Downtown offer personal training. These distinctions help frame the local mix without assuming that every venue serves the same audience or offers the same experience.
• Breadth within the building: The Burj Club combines several training formats with locker rooms and steam facilities. Its in-building location and daily operation distinguish it from venues defined primarily by a particular training focus. For operators and tenants, it illustrates how a varied fitness offering can sit within a mixed-use landmark.
• Scale beyond Downtown: Club 15 is GulfALTS’ own operational club inside the 500,000 sq ft Dubai Creative Park destination in Al Quoz, not a nearby Armani Residences option. Its combination of gym, court, swimming, studio and recovery facilities offers a different proposition from the Downtown venues. The commercial distinction is the breadth of activities accommodated within one club.
• Current versus planned: Keep Ox Fitness separate from assessments of currently operating facilities because it is planned, not currently operating. Its intended role is a business-park tenant amenity, rather than a direct substitute for the Downtown venues. For operators and tenants, development status and intended audience are separate comparison criteria.

From GulfALTS’ developer-operator perspective, the practical distinction is between space designed for focused training and space that accommodates several sports and recovery uses. Across GulfALTS portfolio, that distinction informs how commercial space supports fitness operators and the people they serve. Fitness operators can discuss their commercial-space and leasing requirements with GulfALTS.

Sara Khoury's Take

Travel friction is the most underestimated constraint when comparing gyms near Armani Residences. I would assess Club 15’s broader facilities against the commitment of travelling to Al Quoz, rather than treat them as an automatic advantage over same-building access at The Burj Club. From an operator’s perspective, facilities create value only when members can use them consistently.
